Most Phoenix homeowners are sitting on two things at the same time right now: real equity in their current home, and a mortgage rate they would never trade voluntarily. The lock-in effect is real.
73% of mortgaged homeowners are locked in with a rate below 5%.
Selling at retail and re-purchasing with a new mortgage at today's rates likely means a higher monthly payment for a smaller home.
That math feels broken.
For many sellers, it stops them from moving at all. But the math is only broken if you're using one structure. There are several. Each works for different life situations:
Pull out a HELOC (Home Equity Line Of Credit) or sell your current home using seller financing, keep collecting interest income on the note, and use the HELOC or down payment to anchor your new purchase. The note income can offset much of the new mortgage payment. You preserve your equity, soften the rate-shock, and exit at a higher net price.
Sell at full retail or via §453, depending on tax exposure. If you're paying cash for the smaller home, the lock-in math doesn't apply - but the right structure on the sale side can still preserve six figures of equity that a quick cash sale would lose to tax.
Different home in the same price band, often because of a job relocation, growing family, or aging parents. The simplest path is a clean cash sale and conventional purchase, but for sellers with significant equity, a structured exit can produce more flexibility on the buy side.
It's worth modeling either way.
